1 Booking and payment:  To confirm a booking, a minimum deposit of $250 must be paid and a booking form completed.
Where the arrival date is within 8 weeks payment in full will be required. In order to allow for other arrangements to be
co-ordinated we will hold a booking provisionally for 72 hours and will refund the deposit if flights cannot be obtained.
The full rental sum including a security deposit of  $250 is due at least 8 weeks prior to the commencement of the rental
period. Your security deposit will be refunded within 21 days, provided no damage to property has occurred during your
stay.

2 Cancellation: Should you cancel your confirmed booking for any reason whatsoever, the following charges will apply and will be
deducted from any repayments made to you:

Cancellation within 72 hours of  booking : No charge
Cancellation prior to 8 weeks before rental : Deposit only.
Cancellation within 8 weeks before rental : 100% of rental.         

3 Rental Period: The rental period begins at 5pm on the day of arrival and terminates at l0am on the day of departure 
unless otherwise agreed.

4 Sub-letting: The accommodation may only be sub-let, shared or assigned by you with our agreement otherwise only
those persons shown on the booking form are permitted to stay in the property.

5 Safety: The property booked has it's own private pool. The owners and their agents cannot accept any responsibility for any
accident whatsoever and howsoever caused as a result of the use of the pool or it's surrounding area. Guests are specifically
required to supervise children at all times as the pool has a depth of up to six feet.

6 Force Majeure: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by, but not
limited to, strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial dispute, fire, flood, technical or
weather problems to transport, aircraft grounding, airport closure or any other event beyond the owner's control. The property owner
or agent shall be entitled to cancel the booking if the owner or agent is prevented or hindered from carrying out the obligations agreed
to herein and in such an event will refund to the client any deposit or monies paid unless the owner can provide alternative
accommodation similar to and of a standard equal to or higher than that booked.

7 Insurance: All clients are required to have adequate insurance cover in force for the entire period of rental.

8 Telephone: Telephone calls made in accordance with the instructions provided are free. All other calls will be charged at the rate
billed to the owner and will be deducted from the security deposit. Excessive calls to premium rate lines will be chargeable in full.

9 No Smoking & No Pets: For the benefit of all guests these rules are strictly enforced and the full security deposit will be used to
pay for the additional cleaning required.

10 Jurisdiction: Completion of the booking form constitutes acceptance of a contract on these terms subject to English law and
 the jurisdiction of the English courts.
